By conducting a comprehensive three-year strategy plan, Mizrahi Real Estate Strategies provided Gap Inc. with recommendations on qualitative and quantitative real estate direction. This project involved research, analysis and recommendations for net present value, internal rate of return, return on capital, capital costs, etc. The strategy, developed with the CEO of Gap Inc. and his executive team for all Gap divisions, was approved by the board of directors for their future real estate direction.

Mizrahi Real Estate Strategies played a primary role in the development, direction and implementation of lululemon’ s initial U.S. expansion, today found in 45 states. Mizrahi Real Estate Strategies provided a full spectrum of real estate consulting services, including business planning, pro forma development, market analysis and strategy, site selection, lease negotiations and construction management. Yves Mizrahi acted as the interim director of development until an in-house team could be established, and was instrumental in positioning the company for their 2007 IPO. This initial offering was one of the most successful on Wall Street that year in terms of valuation and pricing.
